Many estate agents cover a massive geographic area which they know nothing about. However, at Voss Homes we prefer to focus on a smaller, more manageable area in which all of our team have lived, lived shopped and socialise for over 18 years which is the Huercal Overa, Zurgena, La Alfoquia and Taberno area. This means that if a buyer askes a question about our properties and area then we can answer them honestly. If we do not know the answer then we know someone else who will.

Before bringing clients to your property we will have given all potential buyers a thorough tour of the area including local shops, restaurants, doctors, sports and leisure facilities etc.

As we are not driving all over the province we can spend more time finding out exactly what our buyers want and do not want and their budgets making sure we only bring the right buyers to your property.

We advertise on our own very powerful website, various property portal websites such as Rightmove, A Place in the Sun, Kyero. ThinkSpain, Idealista etc and in various newspapers and magazines INCLUDING the double middle page spread in the Euro Weekly News Paper every week. We also work with selected other trusted estate agencies to bring more potential buyers.

Our buyers come from all over Europe including Britain, Ireland, Spain, Holland, France, Belgium and further afield etc.

What's Next?

1. Property Appraisal

First of all we will visit your property to get to know you and your property and to discuss your expectations and answer all your questions. Within a few days we will give you a Free of Charge, truthful, achievable valuation based on today´s property market prices and all the many similar local properties we have sold recently in your area. As we sell 8 / 9 out of 10 properties in the Huercal-Overa, Zurgena, La Alfoquia and Taberno area our valuations are based on fact. 

Once you have instructed Voss Homes we will return to take photos, room measurements and all the other details about your property. Your property will then be advertised within a few days.

As soon as possible we will also return to make a Walk Around Video of your property.  These Videos are extremely popular with buyers as they show the property in far more detail than photos and the buyers can watch the video at their leisure with the option to rewind, pause and replay at any time.

2. Required Documents

Too many sales are lost through agents not checking property paperwork...

Prevention is Better than Cure

Hopefully your property paperwork will be absolutely fine but we do on occasion find that some properties need to have "updates" made due to new rules and regulations. As part of our service we check your paperwork and advice on any updates you will need to do.

By law we require a copy of the following documents. 

  1. Escritura. (full deeds)
  2. Nota Simple (obtained in the last 3 months) .
  3. Recent Electric and Water Bills 
  4. Recent paid IBI (rates) & Basura (rubbish) Bills.
  5. Recent recipt of community fees (if applicable)
  6. Building Licences for any alterations to the property (if applicable)
  7. License of First Occupation (LFO) or AFO (as applicable)
  8. Urbanistic certificate
  9. Copies of your passports and NIE certificates.
  10. Energy Performance Certificate (know as EPC or EEC) or confirmation it has been applied for.
  11. Telephone, Internet bills are also helpful
  12. Plus any other relevant documents, ie a floor plan
  13. Voss Homes signed sales contract, giving us permission to sell your property. 
  14. Details of your solicitor to represent you in the sale of your property.

3. Legal Representation, Cost & Taxes.  

We strongly advise that you instruct independent legal representation as soon as you decide to list your property for sale so they can also study your property documentation in detail and ensure all paperwork is updated or prepared in readiness to be updated at the point of sale, in line with current requirements.  Your legal representative can also provide you with a break down of all associated costs and taxes for the sale of your property so you are informed in advance before accepting an offer and a sale is agreed.

If you are not able to be in Spain for the sale of your property, you can arrange to give your legal representative power of attorney to act for the sale and closure of your accounts on your behalf.  This can be arranged from the country where you are living without travelling to Spain - we can discuss this with you when we meet.  Its simple to do.

Your solicitor is also the best person to speak with to give you an accurate idea of your costs and taxes involved in selling your property. Estate Agents should not be giving tax advice as there are so many factors that affect how much you will pay and what you may be able to reclaim.

4. Preparing your property for sale

GIVING THE BEST FIRST IMPRESSION

Now you have decided to sell your property, think about how it can be best presented for clients arriving to view it for the first time :

- Try to ensure the garden is nice and tidy and well maintained.

- If you have a swimming pool, it is best it is kept full of water so potential buyers can see it is in full working order and it is crystal clear so it feels inviting to potential buyers.

- Marketing a property which is furnished is much easier for potential buyers to judge room sizes but if there is too much furniture in the property, it can make rooms feel small.  LESS IS MORE so this is a good time to declutter to show your property to its full potential.

- Try to ensure all rooms are tidy and all beds are made so all rooms are well presented.

- Is anything broken ? if you have a cracked window, a door doesnt close properly, a window blind doesnt shut, a wall needs to be rendered or painted then if you can, do it now.

- If you need assistance with a gardener, cleaner, pool maintenance or painter/decorator, we can help you in arranging this.

 

5. Viewings - Let the Potential Buyers Relax and Let's work as a Team

We try to give you as much notice as possible with viewing appointments and we then give you feedback within 24 / 48 hours of the viewing.

Prior to the viewing we have spent a lot of time with the clients discussing their property requirements, location, interests, hobbies, do´s and dont´s etc.   Based on the buyers requirements we will have drawn up a shortlist of properties to view.  Because your property is on that shortlist, we have already told them all the wonderful things about your house and the local area before we arrive at the property. (schools, shops, clubs, distance to coast etc).

Therefore once we arrive,  they need to be able to relax and visualise themselves living there. They will be thinking... "will my furniture fit in here", "can I knock that wall out", "will my friends and family like it", "is it near enough to the shops", "What sort of offer would they accept" etc.  So please,  sit back, relax and let the potential buyers appreciate your property and trust us, your estate agent to do our job.  Moments of silence during a viewing are a good thing, allowing the potential buyers time to think.

6. Accepting and offer and then on to completion.

Once we have a buyer for your property, both ourselves and your legal representative will keep you updated and hold your hand throughout the selling process.

Once an offer is accepted we will draw up the Reservation Contract which is signed by both sellers and buyers and a reservation deposit of 3000 euros will be paid within a few days to us as your agent or to the solicitor. An inventory of items included in the sale will also be agreed, printed and signed.

The inventory usually includes kitchen main appliances, (cooker, hob, extractor, fridge freezer, washing machine & dish washer), all fixtures and fittings and all lights and light fittings.

Usually within 4 weeks, the buyers solicitor will prepare a purchase contract which, once agreed and signed by all parties, the the buyer will pay the balance of a 10% deposit (of the whole selling price)  The final 90% payment is paid on the day of the notary signing, either by bank transfer or bankers draft.  Your solicitor will prepare a breakdown of your sales costs and payments you will receive.  Please discuss with them how you want to receive these payments.

Prior to the notary signing for the sale of your property, we will arrange a pre-sales visit with you to confirm the inventory and to ensure the property is in the same condition as at the time it was viewed.  If your buyers are here, they are entitled to attend this with us.

Remember, the property keys are handed over to your buyers on the day of the sale at the notary´s office and you are no longer allowed to enter the property without the new owners permission.

7. Currency Exchange

If you are returning to the UK or relocating to another country where the currency is not euros then it is important that you transfer your funds using a currency broker.  Brokers will give you a better rate than a bank to bank transfer and are registered for money laundering and anti-terrorism so the funds will transfer smoothly and without delay.  Voss Homes recommends Currencies Direct Ltd and GC Partners.
